As we have written about in earlier posts, in some cases zoning issues play a role in the viability of a development. When matters involving zoning arise, there are different approaches that can be taken to try to resolve them. Sometimes, it involves taking the Philadelphia Zoning Board of Adjustment to court. A case of this nature was recently resolved.

Securing the expected $325 million needed for the project is not the only matter that needs to be addressed for a development to be successful. Neil Andrew Stein, Esquire working closely with Upper Moreland Township, Langan Engineering and AIA of Barton & Partners, obtained a change of zoning and land development approval to permit adaptive reuse of a one 100,000 sq. ft. vacant industrial building in Upper Moreland Township. The property will developed by Buccini Pollin Group as a new multi-family project of 246 units, with recreational amenities and public improvements.

While every real estate development is different, in most cases, to be truly successful, many factors must come together. In some situations this involves bringing together the right group of stakeholders. An example of development in Philadelphia that has done this is the Schuylkill River Trail. Recently voted by readers of USA Today as the best American urban trail, 10.5-miles of it is located within the city limits of Philadelphia. Included in that portion of the trail is a 2,000-foot boardwalk that was completed several years ago.
