Residential developer receives zoning variance for project

In an earlier post we wrote about the zoning laws in Philadelphia. These laws, which govern a variety of matters, are a part of the Philadelphia Zoning Code. When the developer of a property seeks to do something prohibited by the code, a variance may be sought. The Philadelphia Planning Commission recently approved a variance for a residential development in Point Breeze.

Lawsuits could halt property development

We have mentioned in previous posts that developers seeking to transform a piece of property may face many challenges. Sometimes those challenges take the form of a lawsuit. A developer attempting to develop a mixed-use project, in a Philadelphia area community, knows this all too well. In an effort to block state funding for the project, a citizens group filed a lawsuit designed to block funds received from the state.

Millennials and baby boomers prompt development in cities

In our last post we discussed how the need for addiction centers is a motivating factor for commercial development in communities throughout the nation, including Philadelphia. There are other trends in Pennsylvania real estate worth noting as well, such as, the demographic of individuals opting to reside in cities rather than suburbs. While readers may not be surprised to hear many millennials chose to live in these areas, the other group may not be quite as obvious–baby boomers. The movement of millennials and baby boomers to Philadelphia is one factor being cited for real estate growth in the city.

Commercial development could be driven by many things. The creation of addiction centers is currently a catalyst for this type of development throughout the nation including the state of Pennsylvania. Recovery Centers of America is planning to expand into several areas, including Pennsylvania.

Successful construction projects comply with zoning regulations

In the course of any construction project there are many factors that need to be addressed. In a recent post we wrote about securing financing. While an important piece, it is not the only thing that needs to be addressed. It is imperative the details of the project fit into what the city has designated as appropriate for an area. In the City of Philadelphia, the Philadelphia Zoning Code contains these regulations. The failure to comply with these regulations could result in the demise of a project.

Clauses that should be included in commercial lease agreements

While some people run their small businesses out of their home, in most situations, at some point or another it becomes necessary to find another space to work out of. In some cases, once found, that location will be purchased. Other times however, a business will opt to lease a space. In these cases a commercial lease agreement is necessary.

Redevelopment project funded in part by the City of Philadelphia

Commercial real estate redevelopments are generally complex. There are many facets of the project that need to be addressed. One of those aspects is financing. Without this, a project cannot proceed. When a project is large, the amount needed can be great. Depending on the project the funds will be obtained from various entities. Recently, a financing deal in Philadelphia involving the city, was finalized. The project the city is funding is the Gallery mall.
